Four properties, and between them a guest list that has almost nothing in common: inner-west corporate midweek, Sydney Olympic Park event overflow ten minutes west, and a strong East Asian visiting-family and student segment tied to the Burwood retail strip.
What ties them together is the way people use the suburb. Burwood station is a T1, T2 and T3 interchange about fifteen minutes from Central, which makes this an efficient base rather than a destination. Guests here leave early, spend the day somewhere else entirely, and come back after dinner. A service that needs you present at a particular hour does not work; one that runs entirely through reception does.
